Methods of Sale

Selling By Auction

Selling by auction is the preferred option for many. An auction is designed to capture the maximum attention of buyers within a set time frame. The auction process is a great way of extracting the best possible outcome for your property, and you as the owner are in control and can set all the conditions of sale.

Some of the reasons for selling by auction include:

  • Builds urgency and a purchase deadline amongst buyers
  • Creates a competitive transparent purchasing environment
  • Finds a true 'cash' buyer with no conditions
  • Provides complete control for you - you set the terms
  • There is the option of accepting offers prior to auction
  • Removes risk of under or over pricing
  • The focus is on your property and not the price

Harcourts specialise in Auctions, we have a dedicated team of Auctioneers, and run our Auctions fortnightly.

Selling by Deadline

Definition

The deadline sale works in a similar way to the tender process, however under certain conditions there is an opportunity to sell the property prior to the deadline date.

A deadline sale presents another opportunity for sellers to create a competitive situation without stating a listed price. They set the deadline, and prospective buyers have only one opportunity to put forward their most competitive offer.

Like auction and tender, deadline sales increase the number of enquiries, inspections and opportunities to obtain the very best price for the property. Also, the seller doesn't necessarily have to accept the highest price. They can choose to negotiate with any of the offers to achieve the best result.

Selling By Tender

Definition

The tender works in a similar way to the auction system, except there is no public auction day. Instead, tenders or offers close at a specific time on a specific date.

Tender presents another opportunity for sellers to create a competitive situation without stating a listed price. They set the terms, conditions and the deadline, and prospective buyers have only one opportunity to put forward their most competitive offer.

Like auction, tender increases the number of enquiries, inspections and opportunities to obtain the very best price for the property. Also, the seller doesn't necessarily have to accept the highest price. They can choose to negotiate with any of the tenderers to achieve the best result.
